Thomas P. Makoujy, SCRREA, is a New Jersey State Certified Residential Real Estate Appraiser with over 38 years of experience appraising all forms of residential real estate. Associated with a leading area appraisal firm beginning in 1986, Tom founded Makoujy Appraisal Associates in 1996, and has performed well over 20,000 analysis- including divorce and estate appraisals, relocation assignments, as well as reports provided to area lenders for properties located in Sussex, Warren and Morris Counties. Mr. Makoujy specializes in performing residential tax appeals in Sussex County where he has a long history of success.
A resident of Sparta since 1984, Tom is a husband, step father to four, and grandfather to eleven. Active in the community, he has coached girls softball, boys and girls basketball and soccer, is the past president of Sparta Youth Ice Hockey Club, was the player/manager of the 5X champion Sparta Lakers men's mushball team, is a beekeeper, and immediate past president of the Sussex County Beekeepers Association. His passions include hunting and fishing, sailing, cooking, and anything to do with his kids and grand kids.

There are no artificial constraints placed upon the appraiser...Simply, I am tasked with determining the most probable sale price of the transferee's home, in "as in" condition, based upon a specific market period. Once the property sells, I am graded for accuracy. I use this 'report card' to fine tune my analysis of the market. No other appraisal form provides this opportunity.

"IN NEW JERSEY, THE PHRASE "TAX APPEAL" IS A MISNOMER"
You don't appeal your taxes, you appeal your property assessments- and being successful in an appeal is all about knowing the 'rules of the game'. Those rules are determined by state statute, interpreted by superior court justices, and applied by county tax boards. They also favor the municipality, as the municipal assessor is given 'the assumption of correctness'. Often mistaken by the tax payer, the value defined in a tax appeal is not 'Market Value', but rather 'True Value' (with its own set of definitions). In the end, there is little 'true' about it.
